About Freshstart
FreshStart Living was set up in February 2009 to provide affordable private market housing solutions specialising in property investment with below market value property. Much of our work to date has focussed on comprehensive refurbishment of former local authority tower blocks and we are moving forward with proposals for affordable new build housing that will meet the environmental performance standards of The Code for Sustainable Homes Level 3.
Ethos
FreshStart has established a financial model for four property genres; residential, student, key-worker and commercial. By acquiring assets, developing then selling, the company has been making profits in line with expectations. We are building a pipeline of assets for the following three years as well as a level of credibility which enables us to acquire stock in line with the company’s target.FreshStart Living’s strategy allows the sites to be developed with minimal investment and leave any long term assets with no debt. The design and build standards fit with regulations but also allows the product to be brought in at under or on budget with the savings then passed on to the investors and tenants.
FreshStart are proving to the market that affordable
accommodation is popular by showing high conversions on lettings and some of
the highest levels of property sales in the UK. This allows the company to have
a forward sales position which will equate to double digit profit growth over
the next three years.
Our Future
By 2016 the company will be recognised as one of the major student accommodation providers in the UK as well as one of the most substantial property developers.
The company’s key differences will be the price point and
affordability of our products which, ultimately, will create a brand by
default. Based on its price point in the market, FreshStart expects to see
95-99% occupancy levels and oversubscribed sales as and when new sites are
released, as we have experienced with all our developments to date.
Summary
As the credibility of FreshStart grows in the development market and in the public sector, it will achieve recognition from government and local authorities. This will allow us to tap into the regeneration market which could, with sensible management and by maintaining our original methods, create opportunities for sizeable developments in residential led schemes, which will place FSL as a large, national housing developer.
